What is one piece of advice you would give to your younger self?

For all the experienced investors, flippers, syndicators, and other real estate professionals out there, whether you have 1 property or a multi-million dollar portfolio, If you could travel back in time and meet your younger 20, 25, 30, etc. year old self, what is one piece advice would you give?

I think these answers would be helpful to a lot of the younger investors, including myself. Personally, whenever I question myself or am feeling "down"  in regards to real estate, I try to put myself in the mindset of my future self by asking "in 20 years from now, what advice would I give my current discouraged self?" but obviously, this can only go so far since I haven't gotten through this phase yet. It would be nice to get answers to this question from people who have gone through and defeated this obstacle already!
