Out Of State Deals

I found a few great deals outside of my state and I'm interested in putting one under contract. My question is, since I'm not at all local, can I submit my offer by email and also sign and submit the contract by email or regular mail? Am I required to be there in person when the contract is signed?

This will be a wholesale deal, by the way, so the location of the closing won't matter. Also, will there be any problems assigning the contract to an end buyer that's in a completely different state than both the property and I?
