What documents will I need to send my title company to assign my contract? The contract is in my business's name so I assume they'll need my EIN. Will I also need to send a copy of my drivers license or other form of personal identification if the contract is in my company's name?

With the current economic crisis and slumping housing market are any deals still getting done? Are flippers still flipping? Investors still buying? And if so, what segments? Low income areas, apartments buildings, etc.

I've been having trouble finding a title company that does double closings. Can anyone give me a referral? The properties are in Long Island, NY. Thanks.

When you have a property under contract and want to assign the contract instead of doing a double closing do you hire a title company once you sign the PSA with the seller or not until after you assign the contract to your end buyer? Because what if after I assign the contract the buyer wants to use his own title company...wouldn't it make sense to let him hire his title company and then send them the PSA and the assignment contract?

Also, if you're worried about not being able to find a buyer in time, you can play it safer and use a flex option instead of putting the property under contract.
