BRRRR STRATEGY QUESTION (Apartment Vs Single Family)

Hello,

I would love to get peoples insights on the following topic...

What are your feelings on Apartments (Condos, Co-Ops) vs Single/Multi Family housing for a BRRRR strategy? I have to say a full apartment only portfolio sounds very appealing to me as the ease of management and containment of many risks (roof, gutters, water heater, renovation costs... list goes on and on) that you wouldn't need to worry about if you have a single/multi family portfolio instead.

Would love to get a discussion going on people who have successfully implemented the BRRRR strategy and their thoughts on this.
