What are you doing in your own market? Tell me what I am missing!

This is what I do:

I drive my town every week I drive around looking for vacant properties, re-secured by bank and off market, ugly houses, FSBO and condemned.

I market to properties that have been purchased 20 years or more in the city I live in.

I look for home owners of the re-secured by bank and off market and condemned.

I plan to do door hangers at ugly houses.

I sorted the tax record and sending letters to people who have 3 properties or more to start a meet up.

I have received calls but the people I spoke to have been asking for prices up front and are not willing to give a # over the phone. Maybe its the way I ask questions but im not working against myself to get a property.

I am currently focussing on Hackensack, NJ and plan to expand to Hasbrouck Heights in Bergen County if your realtor, landlord or investor reach out to me... Would love to here from other people as to what they are doing in their home town or immediate area?
