I have a lead on a property in Orlando, Florida the owner died (no will) the family is getting the documents prepared to transfer title is there anything I can do to help move this sale along. Do they have to have the deed transferred over to them or can they sell it to me without going through that process.

This is what I do:

I drive my town every week I drive around looking for vacant properties, re-secured by bank and off market, ugly houses, FSBO and condemned.

I market to properties that have been purchased 20 years or more in the city I live in.

I look for home owners of the re-secured by bank and off market and condemned.

I plan to do door hangers at ugly houses.

I sorted the tax record and sending letters to people who have 3 properties or more to start a meet up.

I have received calls but the people I spoke to have been asking for prices up front and are not willing to give a # over the phone. Maybe its the way I ask questions but im not working against myself to get a property.

I am currently focussing on Hackensack, NJ and plan to expand to Hasbrouck Heights in Bergen County if your realtor, landlord or investor reach out to me... Would love to here from other people as to what they are doing in their home town or immediate area?

I have a rental property in Orlando Florida and use to rent to Section 8 thinking about opening it up again to Section 8.... Has anyone also done a pet deposit with section 8 and charged additional rent fee per pet (and per month)?

I have a lead on a property being inherited the people inheriting the property are looking to cash out any recommend the best way to get comps for a gated community.

My thought process is this... if there are any attorneys on this forum it would be great to find out how you guys have letter sent out to people who are about to go to court for a matter. Whenever I received a speeding ticket or moving violation (in my younger years of course) I would receive a letter from a lawyers office providing their services. So how do they find out that information to market to people who can use their service? I am sure there is a way to get this info...

@Darren Sager i actually called the court house and I was told that I have to know the name of the landlord/tenant name or case # to get that information... Have you ever tried getting information from a county courthouse for evictions?
