Which property (Austin) is the better buy for long term Hold.

Need to make a decision, getting confused on it. Which one would you pick.

Brand New House: $205k outside the city - builder incentive of 5k closing cost-- will rent for $1650. It will appraised for $230k. Lower tax for next 2 years. Better Cash Flow to start. 

OR
34 years old house for $210k within the city limit -- Bigger land - If needed, can expand the house from the back side. Need at least $10k repair cost -- After fixing-up, Sale Comps around the area are $260k - $270. Will rent out for $1600 to $1700.
