I'm a newbie in Northern Virginia and I'm looking into the Baltimore market.  Does anyone have advice?  Are there any investors on BP that have done a few deals in Baltimore?

@Everett Jones My advice is to get to know the market by looking at and evaluating deals.

My philosophy is the neighborhood isn't near as important as the deal. A bad deal in a great neighborhood is still a bad deal.  A neighborhood can be what most would consider a poor neighborhood, but at the right price can be a great money maker.

For fix and flips to homeowners I would stick with neighborhood that are in the after repair value (ARV) of $150 to 175+
