Flipping homes in Las Vegas. What should I do next?

So far I have done 8 flips in Las Vegas area. I have been buying homes from a Real Estate Fund I used to work for, which started liquidating its residential portfolio. Through them I also have access to discounted properties bough directly from the bank. I've done so good that I am now living off that business . What I want to to next is to start growing and diversifying to other asset classes. The thing is I am not really sure which path to follow now. I could look for partners or investors to buy more properties and increase the volume on a proven investment strategy; or use that money to buy a commercial property, leverage it to buy a second, and maybe leave enough money in the flipping business to be able to live off that. I would love to hear about your experiences selling properties to investors and how you scaled your business. Tks!
