Advice on Paying a Finder's Fee

One of my realtors has brought a pretty sweet seller financing package to my attention. It is a deal of 5, possible 6 properties. All these properties were slated to be listed by my realtor, but before she did that, she approached us about them. So, my realtor is doing this under the table and is acting more like our bird-dog and not a realtor.

My question, how would compensate her, since she is not going to get a commission from her brokerage house?
