Land Development Flips

Does anyone have experience developing raw land and selling? I run a small excavation company and so I have the ability to clear lots, put in driveways, septics, foundations, etc. I am interested in putting my skill set to work, buying undeveloped land, prepping it for building and then selling. Is there a market for this? Has anyone done it? 
Taking this idea one step further, I could put a mobile home in quite easily and then sell as a turn key home. 
Any relevant experience and thoughts would be appreciated. Thanks

I have been doing this in some form or fashion for the last 50 years literally.

MH on land is coming into its own in many markets as starter housing. I am funding 4 of them now.. so will see how it goes.

buying raw land and putting in building site clearing the land etc for sure adds value along with of course a septic system and water and power.. a lot of folks just cant really grasp how that is all done.
