Hi,

we have around 6 single family home rentals with mortgage from Rocket mortgage. I recently spoke to my attorney regarding creating a LLC for my investment homes, since they are currently on my personal name.


My attorney asked me to check with Rocket mortgage if moving my loans to an LLC would trigger a due on sale clause.


Speaking to Rocket mortgage customer service, they told me that I need to first create the LLC and submit my origination documents. Rocket mortgage would then review my application and let me know if I am approved or denied for the LLC

it is a little weird, that i have to first pay and create the LLC s for my investment homes and them wait on Rocket mortgage for an approval.

Any suggestions on how to navigate the situation? Or any other ideas which i could look at

I would like to understand of there are lenders who can finance a SBA 7 a loan for a commercial retail investment, wherein the 10% downpayment would be via self directed IRA. Would lenders sign a non recourse loan where the guarantee provided is the business and not personal liability?

I’m exploring strategies to scale my real estate portfolio given the current mortgage rate environment (7.5–11%). I own several single-family rentals (SFRs) with Section 8 tenants, which have built significant equity over the years. While I’ve considered cash-out refinancing or HELOCs, the high rates make these options less appealing.I’m debating between using cash to acquire more SFRs or diversifying into mixed-use retail properties. Alternatively, investing in money markets is another consideration. I’d appreciate insights on leveraging existing equity or optimizing cash deployment for portfolio growth.Looking forward to your thoughts.

Hi,

I have a few single family home rentals and looking to invest in mixed use retail. 

I am looking for cash out refinance from the rental homes equity and use that fund as a down-payment for a larger loan for the mixed use retail. Is this possible?

if yes, any guidance how it can be secured given the current market conditions. And any good referrals for lenders in this space?

Hey @Kaushik Sarkar! First off, has the developer provided you with a term sheet (not a commitment) from a bank showing they'd lend 75% LTC on a mixed-use development? Given the current market, I'd be surprised if he can get a bank to lend 65%. Also, given it will take > 12 months to complete, I'd focus on IRR vs. ROI.

He is looking at a group of investors like myself to bring 25% of the project value and then procure a bank loan for the remaining 75%. He will be selling the project to buyers once completed and not interested in operating.

How should I evaluate this deal from an investment point? What are the financial metrics i should be asking for? What kind of ROI i should look at, considering project completion will be 3 years roughly?
