I am a single family home investor, however we are looking to sell our primary home in Chicago and moving to Dallas this summer.

We have bought the Chicago home in Nov'22. Would I owe tax on the profit I make on the sale of this primary residence property, since i have lived here less than 2 years?

We have multiple single family homes on rental with stable tenants. Currently our rental real estate equity portfolio is somewhere in the range of $1.8 - $2M. Looking for ideas on how to leverage this equity to advance our investment portfolio.

I have a few SFM rentals in the DFW area and lately the challenge has been to find Landlord home insurance on these rentals as lot of insurance companies are not writing these policies in DFW. Any ideas on how to address this situation? Any recoemmendations on companies that can cover all rental properties together with a bulk discount? Looking for suggestions from the community here
