What have you found most beneficial to invest in for the current market conditions?

From asking around the community, it is difficult to find cash flow under the current market conditions. It’s not impossible but much more difficult to find than it was a few years ago. My question is: what are people currently investing in that works for them under these market conditions? 

I realize the subjective nature of this question and how open to interpretation it is which is intentional to elicit a multitude of different responses. I’m interested to hear how people value cash flow vs appreciation vs any other factors that they measure how beneficial their purchases have been. Surely there are people prospering during this market cycle. I’m most interested to learn how people in the local area are picking their investments and how much pain they are willing to endure per unit.

I have invested as a LP in apartment communities where there is a partnership between a government agency and the ownership group to provide affordable housing in exchange for tax abatements and long-term, low-rate government funding.  I have selectively invested in apartment communities in Cincinnati with good value add and cash flow.  Mostly, I have been sourcing land for the development of a hybrid hotel/apartment community in Phoenix.
