@Olutomi Odukoya Has your property management company suggested anything like posting to Zillow and highlighting voucher acceptance? I'm curious because I'm interested in pursuing voucher-based strategies. Thanks in advance

Greetings all,

I'm still a relatively new investor but looking to diversify my investing strategies. I already have one traditional LTR with a traditionally-qualified tenant. Next, I'll be pivoting into subsidized housing investment and collecting rent $ from the government as i truly do believe this is a way to boost CoC return percentages in today's market. I'm looking specifically for folks with experience in cities where military and veterans are densly populated. However, all responses are welcomed and appreciated

My questions are: Does anyone have experience as a VASH landlord? What has been your experience? How does it compare to traditional LTR from your perspective? What do you like the most and what do you like the least about VASH?

Thanks in advance,
Rashad

Still very thankful for all the support the BP community provides. I'll look into the cost seg things and taking several notes. As I get closer to selection, I'll weigh all the options and contacts that I've found and that you all have provided. Thanks!

This is my first year doing LTR and I'm looking for a tax professional who is knowledgable in REI. Are there good ones that anyone would recommend in or near SAT?

I'm also wondering what process people followed to find the tax professional that works best for them. Thanks in advance for any help!

I use RE Solutions. You can find out more info about them at resolutionsxv.com.

Quote from @Mike Dymski:

I have invested as a LP in apartment communities where there is a partnership between a government agency and the ownership group to provide affordable housing in exchange for tax abatements and long-term, low-rate government funding.  I have selectively invested in apartment communities in Cincinnati with good value add and cash flow.  Mostly, I have been sourcing land for the development of a hybrid hotel/apartment community in Phoenix.

That's awesome. I know so many people only stacking capital right now. I like how you're seizing the opportunity right now to secure more money from the government, which is in my opinion the most dependable income to have. Thanks for the response. I'm considering investing in syndications during this time while stacking capital until i hit my capital goal for my next property investment.

From asking around the community, it is difficult to find cash flow under the current market conditions. It’s not impossible but much more difficult to find than it was a few years ago. My question is: what are people currently investing in that works for them under these market conditions?

I realize the subjective nature of this question and how open to interpretation it is which is intentional to elicit a multitude of different responses. I’m interested to hear how people value cash flow vs appreciation vs any other factors that they measure how beneficial their purchases have been. Surely there are people prospering during this market cycle. I’m most interested to learn how people in the local area are picking their investments and how much pain they are willing to endure per unit.
