REI Horror Stories (BOO!)

I wanted to ask this on here because I don't hear a lot of them from others on here. But I just wanted to ask about your horror story with REI. Whether it be your first property, 10th property, etc. I just want to hear it.

As well as that, I want to ask what you could have done to prevent it one, or any red flags you saw during the screening process or before it happened, that should have made you act earlier.
