Cold Calling Scripts
Hi BP friends,
I'm looking for cold-calling scripts to use when reaching out to off-market property owners.
I would welcome any scripts or guidance from people who have had success in this area.

If you send me an email I don’t mind sharing the scripts I’ve used for years. My approach is to sound as little like an investor or telemarketer.
Cold calling potential sellers needs to be quick and get straight to the point: your a local small business and you're looking to make an offer on the property, are they interested? That's it. If they don't hang up or don't say no, you need to keep asking questions and qualify the property for condition and the seller for motivation. Then the real work begins, following up with them until you can book an appointment or at least get on a zoom call to talk further.
A VA caller can help (I run a Real Estate call center) but the second part you need to do on your own, the VA caller can help shake the tree and find hand raisers.

I'm planning to use VAs to help with the first part that you mentioned - qualifying homeowners based on interest in / willingness to sell. Do you offer cold-calling services, through your call center, to other investors? -Neil
Pull a list from the auditor of what you're looking to call, load it into a dialer, call the numbers and ask to speak with the owner (their first name) - Introduce yourself by being personable (Who you are(first and last name - age/background), where you're from(local guy), and get straight to the point - why you want to buy and if they're interested in hearing an offer on their property - it's like a quick handshake over the phone.
There will be a lot of no's but there are still ways to get them talking (it's in scripts - "Not even for $$$", I'm not calling to lowball you or waste your time", "I'm really just planning for my next one in the next 3-6 months"
Get to the details like Capex - age of roof, furnaces, water heaters, central ac units, electrical, any recent updating in kitchens or baths. Ask about if leases are month to month or annual and when they end, If they don't want to tell you their rents - assume them for them at a lower range and they'll correct you with what they do get in rents.
Tell them your offer and if they're interested - scheduled to meet with them or leave them with your contact info through text so you can work an actual offer from there.
It can be very gut wrenching/teeth pulling but it's very effective if you consistently do it.
