I currently own and house hack a duplex. Bought it in 2019 so there’s plenty of equity in it. Looking for recommendation on how to position myself to acquire another in the SLC area or possibly other places that might cash flow better. 
property cash flows around $300/mo. And I currently work a regular 9-5 myself.

 Interesting! How did you add a separate meter? 


 I also looked into getting it separate meters but it was outrageously priced. I know big apartment complexes do an even split for water and trash. I plan to do a 60/40 split between the smaller unit and the bigger unit in my duplex. Hopefully that’ll also encourage them to use less.

This is how I’ve also been doing it. But I plan on adding a 40/60 split on the next lease renewal between the two units.
