Purchasing Property In Another State

Hello,

I live in NY and want to purchase a house in FL. I do not have a realtor and I'm hoping to work with the listing Agent to close. I have purchased property in GA using this process but not in FL. Anyone have experience in FL with this? Any advice you can offer? Also, are landlord-tenant laws in FL similar to GA?
