@Chad Bernstein I will definitely try to make the NYC meet up on the 11th. I am currently looking for more properties (outside of NY). NY investments are on my long term plan. I need to build up some more capital before pursuing NY investment properties. Right now I rent out the properties I own, haven't entered the world of wholesaling, buy-n-hold, flipping and the many more options in real estate investment. Those are all options I plan to investigate more and possibly engage in down the road.

Does anyone have suggestions on loan options post a short sale? I would like to purchase property this year and just completed a short sale less than one year ago. I was told by a mortgage banker to look at hard money loans but I know those carry high interest rates and the terms are short. Any other suggestions?

Hi @William Robison ... Thanks for the reply! It is not about making a better deal with the listing agent. It's because of the price range I was looking to purchase within (around $30K). In the past I've experienced that Agents don't want to run around looking for and showing $30K houses because the commission is small. The listing agents are typically more responsive since they are already working on the listing. I definitely use my own agent on higher priced properties.
