Acquire more rental properties

Looking for some insight on how to move forward in my real estate portfolio and acquire more properties. I currently own a quadplex purchased at $398k interest rate 2.875% monthly mortgage at $2,999.00 and all 4 units renting for a total of $5,700.00.

I purchased another home that I live in so my DTI is too high to be able to finance anything else. What are my options to leverage my equity to gain capital to buy more properties without massively cutting my current cashflow.
