Expanding rentals advice

Hello all, I recently paid off one of my two investment properties and have accumulated approx 300k in equity. Does anyone have any solid advice as far as expanding my portfolio? Should I put 20% down on several properties or purchase just one more? I’m not sure in the current market if a heloc down payment plus new mortgage would be covered by current rental rates or should I wait until the market goes down? Any thoughts would be greatly appreciated! Thank you
