Buy, rehab, refi, rent?

I’ve had some cash in a reit for over a year now and it’s done absolutely nothing. I’m looking to get a better return than the 3.5 I’m getting now sitting in a money market account but I think residential is a bad purchase now.

Hello, I live in Nevada and own 2 rental properties in Florida. Is my easiest and best option to create an llc in Nevada? If so, will I still need a registered agent in Florida? Any advice would be greatly appreciated.
