As a General Contractor working in the beautiful OBX, I've noticed an interesting trend - there seems to be limited opportunities for value-add fix and flip style investing in this market... 

I wanted to open up a discussion to gather insights from fellow investors and enthusiasts to understand the factors contributing to this phenomenon.

Really nice area but too much flood risk for investing area, at least for me.

     Thanks for contributing v.g Jason yea potential for natural disasters (Hurricanes) is pretty bad in coastal southeast. Here in the outer banks flood insurance is a added expense that's not necessarily worth not having.

    but with that said there are houses here that have never seen flood water that are 50 years or more old. Important to consult with some local knowledge before you choose a area because it really depends on specific location. Lets hear more thoughts from community!

     It's not the cost of the insurance that's the determent. As someone who was going to put in $5-$7million in the area, it's the risk of allocating capital with natural disasters. Insurance is a necessity, investing there isn't. No one, even the most pro risk people, will put too much capital the underlying risks as an "investment". 

    2021-2022 are outliers for this, I'm talking in large(r) sample sizes.

    I am new to coastal investment. I just bought an oceanfront home in Corolla, NC, and will renovate it for STR. Definitely having a lot of butterflies like my first few investments, but I wanted a WOW property and the numbers seems to work. The home has been built for 30years and the sandune has been increasing in size (the beach walkway had to be redone due to the old one is under 4' of sand). So maybe in a few years i can give an update.
