No %1 rule anywhere that I have seen. We are having a massive issues the past 3 -5 years with homeless, drugs and crime. Not the same place I moved back to 6 or 7 years ago. At any rate in the future the current pricing may be deals. Good luck and keep us posted. 

Thanks Dylan. I’m curious if anyone’s seen the listing for 346 W 18th St and what your thoughts are. Was just scrolling through and wondered if there could be something there. Looks like they under est. at 505 sq. it’s in Barber, looks like it needs some TLC but easily livable and the backyard + basement is nice, and owner financing is listed as an option.

I want to add that an area that might be worth looking further into is the Barber neighborhood. It’s relatively close to the school (within biking distance) but is a mix of students and families. There is a new development called Barber Yard that just broke ground in the empty lot off of 16th Street (the old diamond match factory). It’s being developed by the same developers of a desirable area called Meriam Park in Chico.

I’ve lived in Chico about 11 years now. You may already know and have considered all of this but a few things have changed in the area over the last 3-5 years. We’ve seen a growing homeless population downtown (walking distance to the school), crime is up, there have been a few nice and brand new student housing developments that have opened in the last few years (see the Urban, the Post..etc) and Chico State’s enrollment is down - which I imagine is common after Covid. I don’t want to discourage you by any means because I believe we are still generally experiencing a housing shortage in Chico but I guess these are factors I’d want to know about the area near the school. 

Hi! I have three 2 bed / 2 bath units that we're looking to convert into short term rentals. Does anyone have recommendations for a full service vacation rental management company that services Chico, CA? I'm looking for marketing (listing on AirBnb, VRBO..etc), management, maintenance and cleaning.
