Lead Generation & Closing deals - What's your favorite method?!
What's your favorite lead generation method?
I've been on the verge of scaling for awhile now and have a few things to get in order (marketing budget/management system/streamlining) and will begin an all out assault on possible sellers.
Step one: Generate lists (vacant homes, non owner occupied homes, llc owned homes and owner occupied homes)
Step two: narrow the list down to what we actually are looking for in terms of location/size
Step three: skiptrace the owners
Step four: Contact owners - cold calling, cold calling call center, mailers, texts etc (Any method you think works better than another? Any method you like to use in particular?)
So now we have an owner ready to sell - we analyze the property, come to an agreement on price and get a contract signed. Now we need financing
Do you have a favorite loan product?
Seems for most of them we'll go hard money, fix & flip type loan, HELOC, various options here etc. Deal dependent. Is there anything unique you like to do here? It would be refinanced into a 30 year fixed DSCR loan for a long term rental.
I am a RE agent myself on the side so on fix & flips I generally plan to sell the property myself or split with another agent since my W2 has me working out of the country for long periods of time.

@Jeremy H. - Very few people talk about this but social media. Creating a brand, showing your investing day in and out, and being an expert on a certain niche. For example, I decided my niche was multifamily investing in Worcester Massachusetts. I started buying multis in Worcester, created content showing the day to day of a real estate investor, provided educational content, went on podcasts and as a result, my network bring me deals all the time. Most of them aren't good, but you do run across some gems every once and a while. And the best part, you just have to continuously make social media content and it becomes evergreen marketing, continunously working for you to bring you leads while you sleep. If you want to bring this to the next level, hire a social media VA, post consistently every week, and be prepared to commit to it for at least a year.
