    It's not WHEN to invest, its WHERE. market selection is everything, and if you don't live in a market that makes sense- then invest out of state, if you don't have to build a team out of state or take that risk yet, then buy Turnkey with good teams. The best thing you can do is understand the numbers and know how to read a proforma correctly, as long as your expectations are in line with the market you will be successful. Best of luck! Real estate is addicting and I am always looking to add more and get creative.
