Cash on Cash Returns - Buy and Hold Strategy

Hi - on today's MLS market I am finding a lot of 6% or 7% CoC returns for single-family or duplex homes. Curious as to what the broader investors think of these returns given today's interest rates?

"If you can't find deals, you make them". Especially in this market with competition from any sort of house hacker for small multi family, and interest rates being so high. Personally I think that return is not worth an investment, for LTR I try and target 10% minimum.
