Part time referral agent?

I’m not sure where to post this, but I know that the BP community never disappoints with great advice/feedback!

TL;DR I am a beginner investor, I have a flexible full time job, and I want extra income in general/to funnel into my REI business. I'm curious about getting into the RE industry via becoming an agent and trying to do that part time, or go the referral agent route part time.

I think if I can establish the right systems and commit 100000% then it’s a great way to make extra income and get My feet wet in the actual industry. 

I’m interested to hear from agents out there who may be doing this to hear how you’re doing it, things to be aware of, red flags, what your schedule is, etc. 

I know that a lot of it is about lead gen - luckily I come from a sales background so not afraid of cold calling, door knocking, and so on.

I said TL;DR and then typed a novel…but any advice would be appreciated!
