Post: Part time referral agent?

I’m not sure where to post this, but I know that the BP community never disappoints with great advice/feedback!

TL;DR I am a beginner investor, I have a flexible full time job, and I want extra income in general/to funnel into my REI business. I'm curious about getting into the RE industry via becoming an agent and trying to do that part time, or go the referral agent route part time.

I think if I can establish the right systems and commit 100000% then it’s a great way to make extra income and get My feet wet in the actual industry. 

I’m interested to hear from agents out there who may be doing this to hear how you’re doing it, things to be aware of, red flags, what your schedule is, etc. 

I know that a lot of it is about lead gen - luckily I come from a sales background so not afraid of cold calling, door knocking, and so on.

I said TL;DR and then typed a novel…but any advice would be appreciated!

Hi everyone,
My business partner & I are getting our ducks in a row to buy our first property.

We’ve taken a lot of the necessary steps but I’m looking for feedback on what’s a must have and what’s a nice to have. 

We have our finances in order for a down payment, We know what types of properties we want to buy and we know where we want to buy. What’s left?

my mind goes to a property management software, bookkeeping software, etc. but going to throw this out to the community


what do we absolutely need at first, and what can wait?

Appreciate the advice! We’re exploring ways to go direct to seller as well. 

Hi BP fam!

My business partner & I are gearing up to buy our first property. We want to focus on SMF properties in Georgia (to start). Nothing more than a 4-plex to start, flexible on price. We're still building our A-team of a PM, contractor, agent & wholesaler so in the meantime, relying a bit more on sites like Zillow to find & analyze deals.

Other SMF investors, where could I go to see multifamily properties for sale other than using your referral network?

Any help is appreciated!

How do you typically fund your down payment? I have cash ready to go from my own savings but don’t want to completely diminish that as I’ve worked hard to get there. But I also know that I need to eventually put some skin in the game and can’t wait forever.

I vaguely remember hearing on a BP podcast about someone using credit cards for financing.

Am I crazy or do people do this? To me it could be cool to use a CC and get the perks of having points for travel & such (thinking SkyMiles). The only thing is paying the CC off by either refi or rolling cash flow into the payments.

I’m brain dumping here but would love to hear any thoughts!

I'm chomping at the bit to get into wholesaling in the Metro-Atlanta area, looking for recommendations for groups to join, meetups, etc. so I can start talking w/ other wholesalers in my area.

Now that I have your attention with the title of this post...

Hello BP world! My name is Alex, my wife & I are rookie investors and have just recently dove head first into education on RE investing.

We bought our own first home last year, she runs her own business and I'm looking for my way out of the rat race & to be financially free to spend more time with our now 1 year old daughter, and jump into my wife's business full time (if she hires me of course).

I've been researching all the types of REI and think I have it nailed down to buy & holds for residual income & wholesaling for quicker cash for what I want to specialize in. The logic of it all mostly makes sense to me for how to find properties, run comps, reach out to sellers, owners, etc. (I'm in sales so it that comes naturally to me). The part where I'm stuck is alllllllllll of the financing options. I've heard about hard money, traditional, HELOCs, etc. and it makes my head spin! Would love to get any insight on that if someone is willing to put up with my millions of questions.

My main goal for this post is make connections with any realtors, lenders, flippers, etc. in my area and if you're up for it, meet up for a cup of coffee (on me of course) to chat real estate.
