Hello, 

I am looking to put cash down in these markets and need some guidance on which area works for cash flow and I am looking for a team. Let me know if you can help.

I'm one of those agents that will come on here and tell you that there are plenty of A and B class properties here in Memphis. We have a good but to be honest. However, what happens in Memphis is investors see a C class property on a spreadsheet and tend to fall in love with that vs looking at the whole picture. C class communities can work but it more hands on. I personally try to limit how many C class properties I buy but I have several myself. The idea is to find that B class property that is priced like a C class. We can then add value to that property and force some equity.
