DFW, Getting started now or wait?

Have about 200k liquid. 110k salary. 1,900 mortgage on current house. Stable job. Been wanting to get into real estate but not sure if it’s a good time to jump in given where housing prices & rates are. Is it the wrong time to get started? If not what should I be looking at price range and home size wise?
