House hacking is a great way to get into the game or expand if you don't have kids/wife lol! I would have done this if I had to start over again, but it's a great thing!

You should seek out Adrian Smude, hes the mobile home king and local to our market. We've done some of them before, typically you stay away from 55+ communities, you want ones on their own land, etc... they can be good options to start but typically want to be weary of those with lot rent unless they will give you a discount or few months rent free if you are restoring one thats been vacant for a while. Adrian also has a great book where he shares all his stories/tips. I'd read this first before starting down the mobile home journey.

MLS is a great option, we have 80 agents that are investors and also licensed. It benefits you more to have it, than to not have it, especially if you want to do this full time and take it seriously. We find deals on the MLS and it is a great resource. There are a TON of other tools you get when you become an agent through your local Realtor Association. We highly recommend getting licensed it can make a lot of things so much simpler for such a low cost.

We only manage a few properties with pools, generally I think they are a bad idea from the extra maintenance to maintain and the equipment, some additional liability as well. If this is an absolutely great deal then maybe, but if its just a decent return but nothing overly exciting I'd probably pass on it.

I would recommend visiting more of the TBREIA groups, theres also a multifamily meetup in Ybor on the last Tuesday of the month.

Most likely you want to stay away, we've had a few deals with 1 meter and multiple units, the city shut it down and made the owner convert those units or stop using them altogether because electric was one meter. One water meter is pretty common and you can include in the rent, charge tenants a flat water fee monthly, subdivide or do a RUBS most of the time, option 1-2 work for the smaller properties. Subdivide or RUBS we see on 20+ unit buildings. When it comes to the 1 electric meter we don't like it due to one owner lost about 100k+ and the other 200k+, one was a "duplex" the other was a 5 unit that really was only able to be used as a 2 unit. If it were me I'd pass or do a substantial escrow holdback until you knew if things were properly permitted, etc. @Jennifer S.
