Investment properties in Tulsa OK

Hello, I am new to real estate investing. I live near Seattle WA and prices here are steep for me to get into the game of real estate investing. I am looking at Tulsa OK for single family homes and new duplexes in Sand Point OK. First question does anyone have a good property manager they recommend that works in Tulsa OK or Sand Point OK? Do you know of a good real estate agent?  What are some of the challenges that you did not expect in investing in these areas? All and any advice is welcome. Thank you so much.
