So what would be a fair % to offer investors for a 100% passive 1 mill +  deal in the FL market? Whether its one investor or 50 ?

With no details you shouldn't expect a good answer. Asset class? Unit Count? Area of town? What is your experience? Hold time? Is this a syndication or a JV? Way too many factors that we don't know.
