PSA for those of you who self manage

Hi guys! I was a big BP fan and commenter here and I had a freak accident Dec 14, 2022. I am a healthy 47 y/o self employed contractor and self manage my 3 properties. On 12/14 I found myself with 2 dislocated and broken shoulders and 2 broken vertebrae after a root canal. 4 surgeries later, 3 weeks in the hospital and nearly 2 weeks at a rehab facility and I’m finally home as of Saturday. I’ll be out of commission for who knows how many months to come. 
My PSA is about setting someone up with all the tools and contacts to take over if needed. My wife and I always talked about me making her a list of everything she’d need if she had to take over for me, of course I never did it. Luckily I was able to give her access to my phone and all my contacts, our tenants, etc for her to take the reins. She  ended up having to deal with one of our tenants not paying, along with plumbing and HVAC issues at our home while I was in the hospital. 30 hours of no power right before XMas, and luckily my electrician saved Xmas by hooking up a generator for us for heat as it was 5 degrees outside Xmas eve day. 
Anyway, my wife is our savior, my rock. Friends have been helping, and there’s a go fund me. 
Make your list of important stuff in regards to your properties as you never know what could happen!!!
