Bonham VS Plano TX

Hi folks

I am a first time in rental estate investment,

My main question is how I know if I can rent a house faster in a bigger city like Plano or a smaller suburb like Bonham?

House in Plano are more expensive and have higher mortgage but Plano has higher population.
