Greater Indianapolis, IN market - Cash Flow?

Hello all at BP! I’m looking to invest from out of state in the suburbs of Indianapolis, IN. I would love to hear from any investors or agents in the area!


How does SFR's in the surrounding cities of Avon, Brownsburg, Plainfield, etc. perform in terms of cash flow as a long term buy & hold asset? Has anyone found a deal with investor friendly CoC return in these areas recently? Thanks!

@Mark Ralph -- I like inside the 465 circle -- on the west side, around Speedway, on the south side, Bates Hendricks/Old Southside neighborhoods, on the near east side, I have some street boundaries - between 10th and Washington, on the north side, I like south of Butler and the Mapleton-Fall Creek area.  But this is my opinion only and it really depends on your strategy, flip/hold, etc., different investors with different strategies have different areas that they are very successful with.
