Refinance with No appraisal

Hello,

Has anyone seen any DSCR loans with no appraisal but proven cash flow? Looking to refi a property to a DSCR loan but the appraisal seems very low. Thank you!

 Yeah this is an investment property zoned incorrectly (tri plex- zoned as single family) Thanks for the reply though!
