Hello y’all,

I have a few properties in PA, that I’m looking to get a section 8 tenant in.

This would be my first time doing a section 8.

The obvious pro is government subsidized rent but are there more pros?

What are the pros and cons of sec 8? Any tips?

@Chris Seveney exactly that’s why I’m asking questions. The deal is coming in from a parent that passed away and the family just wants to sell it. They know they can get more but not everyone is looking for a 6+ million dollar property so not the easiest sale I’d assume.

@Doug Smith yeah it is a massive single deal deal. I have a portfolio close to the size but don’t want to give up all my property for one. I am hoping to bring in some people i know much larger and more experienced than me but don’t know where to start on such a big deal.

Hello i am new to private money especially with these big numbers. I have a few properties in PA OH and AZ. This would be in California the deal size is bigger then I have ever thought about taking on.

The seller wants 6.8 million (could talk down) hoping to come in around 6-6.5m and the house is worth about 8 million. It’s two separate properties one would be for living the other would consist of venues and events bringing in a cash flowing business from a 3rd party already set up and established.

I’m looking to get some information with it being so big have you ever ran into something like this?

Is it possible to find someone to lend on that big of a deal with no collateral close to that size?

or monthly income to prove a 44k mortgage a month?

Any tips?

Any lenders?

Unfortunately these were both major issues. So trying to get them completed asap as well as trying to figure out what can be done.

I recently purchased a property after getting it inspected there were some issues and we knew it needed some love.

Some of the big issues were not caught on inspection. (Gas leak and plumbing)

What are some things you have ran into when dealing with this? Reached out to inspection company? Maybe a lawyer?
