Renting by the room vs. the unit to one family.

My goodness, I don't know where to begin.  I'm purchasing a residential property that is about a mile from a local university. My notion is to rent by the room; which would generate a significantly higher return.   

Which discussion group should I look into to further discuss this option?  Who has experience with this type of rental?
