How is your investing strategy changing?

We're transitioning to short-term and mid-term rentals and will be mostly acquiring single-family homes for the foreseeable future.

We're still open to acquiring long-term rental apartments with a minimum of 12 units but STRs and MTRs (corporate housing for traveling professionals) will be our focus for a while.

Is anyone else pivoting to a new strategy?? What markets are you guys in?

The main changes I've made are adding self storage to my portfolio starting in 2019, and shifting away from C-class multifamily into B class.

Self storage is a great asset class with a ton of potential. C-class multifamily was a better opportunity in years past, before all of the more recent cap rate compression and increases in costs of materials and labor.
