Thoughts on Land Sale Grand Opening Events

Every so often I will see an advertisement for a land sale event. Some grand opening of a community or something similar. I usually ignore them however I responded to the most recent one because I was curious. I was told it was a one-day sale event and they expected to sell out that day. I couldn't see specific prices or get lot information in advance because they weren't even done finalizing the plans yet. Does anyone have experience going to one of these things? 

I've done a decent amount of background checking to feel confident it's not an illegal scam.
