Post: Thoughts on Land Sale Grand Opening Events

Every so often I will see an advertisement for a land sale event. Some grand opening of a community or something similar. I usually ignore them however I responded to the most recent one because I was curious. I was told it was a one-day sale event and they expected to sell out that day. I couldn't see specific prices or get lot information in advance because they weren't even done finalizing the plans yet. Does anyone have experience going to one of these things? 

I've done a decent amount of background checking to feel confident it's not an illegal scam.

Hey @Maryanne Cameron thanks for sharing your experience with both platforms. You are the second person to mention Innago to me in the last week so I am going to do more research on it. I hope it works our for you and please post an update if you develop stronger feelings!

I'm sorry @Johann Jells I don't have any behind the scenes info on Cozy, only what they mention on their blog. Here is a relevant quote:



By mid-2021, we’ll be automatically transitioning Cozy payments to Apartments.com. We’ll start transferring accounts in batches later this year and when your rentals are ready to transition, we’ll give you and your renters plenty of advanced notice and we’ll be with you every step of the way.

As an example, this happens to be a house in the same neighborhood as me with a very similar situation. It looks like they did not install the exterior door.

Thanks for your responses guys! Part of me thinks it is unnecessary due to the safety and culture of the neighborhood but at the same time, I am aware that it is opening me up for the possibility of a lawsuit. It's hard to guess what a judge might say without prior experience but I do typically try to avoid Murphy's law if I can.

Hello Texas Investors,

I am in the process of converting my primary residence to a rental and I have been advised by multiple sources about the security devices requirement in Texas' property code: Sec 92.153 in this link

My house has an enclosed patio/sunroom conversion with laminate flooring, a ceiling fan and is on the same HVAC system as the rest of the house. The one thing that it does not have is an exterior door to the outside. Right now, it only has a storm door to the outside and an exterior door separating it from the rest of the house. 

So if you were in my shoes, what would you do? I've considered the following options but I would love to hear if there are more options I didn't think of:

  • Install a formal exterior door in lieu/addition to the storm door (safest option, costs time and money)
  • Leave it as is and rely on the internal-exterior door as a good enough protection (riskiest option, however the neighborhood in general is very safe)
  • Leave it as is and don't market the sunroom as livable space. Also warn my tenants in writing not to treat the room as such (middle-of-the-road option)

@Michael McClearn any updates on your experience with apartments.com or alternatives? I'm in the same boat as you. FWIW, I've seen some articles on avail.com but it's hard to discern from genuine reviews and paid marketing these days.

Ah okay thanks @Nathan Gesner That is what I found in my initial research but it's been hard for me to find anything concrete on the timing. I guess I'll have to do some thinking about what to do now and what to save for later.
