Changing Direction and Strategy

As we have all seen recently the market around the country is heating up. This has made me rethink my current strategy and I am looking for your thoughts. 

I have been planning on doing a house hack in a SFR, but as home prices and interest rates continue to increase the numbers do not look as promising as they used to. I have started to shift my focus to flipping, to gain capital, or buying a fixer upper to potentially have as a long-term rental.

What are your thoughts for a young investor looking to get started in this market?
