New-ish to REI and have always thought about leveraging my network of friends and family to go in together on properties. Finding unclear information on when pooling funds would require SEC registration, between that and possible regulation of investment groups unclear on what is necessary to move forward legally. JV's seem to require partners who actively participate…

Any guidance appreciated… is there a “tipping point “ in terms of number of partners etc.. Thanks in advance
