First time Buyer Las Vegas Need Advice

Hello, I am buying a property for the first time. Currently in vegas there arent many multifamily homes on the market and also the ones that are are above my purchasing power due to the market. Any ideas of other ways I can have my first investment. I considering a home, townhouse or condo. Living there a bit then renting out the unit afterwards. Any advice?

@Alejandro McgarvieThere are many ways you can go about this. House hacking is the path you are already considering in your post. This is where you purchase a property with traditional lending and fix it up while you live there for about 2 years and then rent out when you find your next house hack.

You can BRRRR. You buy, rehab, rent, refinance and repeat.

If you are being out bid, look into wholesaling or even door knock yourself. You might find an owner that says yes due to life events. They can even consider owner financing. 

Many investors are looking at other markets, if you are looking at the hight of the market in your desired area. 

I wish you success and depending on who answers this post you might find partner, maybe get some wholesale leads, mentor or offer other forms of education on your 1st purchase. Don't give up!
