Hello, I am buying a property for the first time. Currently in vegas there arent many multifamily homes on the market and also the ones that are are above my purchasing power due to the market. Any ideas of other ways I can have my first investment. I considering a home, townhouse or condo. Living there a bit then renting out the unit afterwards. Any advice?

My name is alejandro and I live in las vegas. I am looking to at some point in the future soon to buy a rental property. This would be my first anything from a duplex to triplex and using an fha loan since it would be my first property where i would move in as well there. Considering the hot market here, how many properties do you actually see on the market for this specific type. Considering the market prices, I am not sure if i would even be approved for a loan big enough for one of these properties. I currently have a salary of 40,000 and been saving heavily. I have used online loan calculators and been researching for properties and it has not left me with much optimism. What do you suggest I do?
