Best Way For A New Investor To Start

I am brand new to real estate investing. Outside of buying and selling personal properties I have never rehabbed a property or owned a rental. 

I have the following capital available for investment:

150K personal cash
300K in a self directed 401K
120K available from a HELOC

We've been hunting for a short term rental in several markets but haven't found anything a price point that is offering a decent cash on cash return. 

Some avenues I am considering:

1) Land Flipping

2) Rehabbing/Flipping

3) Short term rentals

I have a marketing background which is why land flipping and rehabbing appeal to me since they seem to be driven by marketing and direct mail. 

Any advice or wisdom any of y'all can offer would greatly be appreciated.

I am a big fan of the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat). The biggest obstacle you'll face is finding a market where this is viable, and finding a good, reliable contractor. If you deploy your cash to buy a cheap property and rehab it you'll be able to refinance out and hopefully get most, if not all, of your cash back.

I recommend trying to find good wholesalers in your area that you can buy properties from. They typically have properties that need some work available for sale, or assigning. If you have any questions, feel free to reach out!
