We are currently looking in Eden/Huntsville,UT, St George UT, and Pigeon Forge/Gatlinburg TN

I am brand new to real estate investing. Outside of buying and selling personal properties I have never rehabbed a property or owned a rental. 

I have the following capital available for investment:

150K personal cash
300K in a self directed 401K
120K available from a HELOC

We've been hunting for a short term rental in several markets but haven't found anything a price point that is offering a decent cash on cash return. 

Some avenues I am considering:

1) Land Flipping

2) Rehabbing/Flipping

3) Short term rentals

I have a marketing background which is why land flipping and rehabbing appeal to me since they seem to be driven by marketing and direct mail. 

Any advice or wisdom any of y'all can offer would greatly be appreciated.
