How do i pay investors?

A lot of real estate professionals are purchasing homes to generate cashflows without their own money, but with an investor's money. If these real estate professionals purchase a home and sell it within 60 days then I understand how they pay back their investors and then some.

My question lies in using investors money to purchase property that are being rented out. What are some ways I can pay back an investor per month/quarterly/etc when it comes to using his money to purchase a property that should be rented out? I.E. I use investors money to purchase a property for $100,000 and it looks like I can rent it out $1200/month (let's call it $1,000/month net) - how do I come up with a way to pay investors their investment in the deal and keep some for myself?
